Painting quotes in Strovolos are decided by preparation, not by paint. Almost nothing here is a first coat on a new surface: the town is built from apartment blocks and houses of the 1970s to the 1990s, and most walls being quoted have been painted several times already. What separates a cheap quote from an expensive one is how much of that existing surface gets cut out, filled, stripped or primed first.

Work is priced in three ways. Interior repaints are quoted per square metre of wall and ceiling area, with the coat count stated. Exteriors are quoted as a job, because access dominates the cost and cannot be expressed per metre. Small remedial work — a stairwell, a ceiling after a leak, one room — is a day rate. Knowing which shape a quote is written in is the first step to comparing it.

Painting in Strovolos is small-crew work. Most companies serving the area cover a tight cluster of adjoining towns — Strovolos into Nicosia centre, Lakatamia, Latsia, Aglantzia and Engomi — where there is no real travel time to price. The ranges above are read from recorded quotes as the page loads, with sample size and date attached, rather than written into the text to age badly. They frame a job; they do not price one. What moves a Strovolos quote:

  • How much preparation is priced in. Cutting out and filling cracks, removing loose or chalked coating, washing down, sanding and priming is most of the labour on any repaint of an older surface. It is also invisible once finished, which makes it the easiest item to leave out of a low quote.
  • Coat count and colour direction. Two coats over the same colour and three coats going from a strong colour to white are different jobs. A quote should state the number of coats; if it does not, that is the first question.
  • Substrate. Cement render over blockwork, plasterboard and older lime plaster each take a different primer, and one chosen for the wrong substrate fails within a season or two.
  • Access. On a block facade, scaffold, mast or rope access is often a larger line than the painting, and should be shown separately so the committee can see what it is paying for.

Because rewiring and replumbing dominate renovation across Strovolos's 1970s–1990s block stock, painting here is often the last trade in after chasing has been cut into walls. Whether the plaster repair belongs to the electrician, the plumber, a plasterer or the painter is worth settling in writing: that repair, not the paint, decides how the wall looks.

Block repaints are committee decisions. The facade, stairwell and lobby belong to the building, so instruction, budget and colour go through the management committee: a longer lead time, and a scope agreed in advance rather than adjusted on site.
