Painting in Nicosia is priced by the square metre, and the figure that moves a quote up or down is almost never the paint. It is the condition of the surface before anyone opens a tin: how much filling, sanding, sealing and washing down it needs, and how many coats it takes to cover what is already on the wall. Two flats on the same street can be quoted well apart on preparation alone, and the cheaper of the two is not always the better deal.

Local market summary

Painting work in the Nicosia district splits into three fairly distinct streams, and most companies lean towards one of them.

The first is interior repainting of the apartment stock built between the 1970s and the 1990s, which dominates Strovolos, Lakatamia, Latsia and Aglantzia. These are masonry-and-render buildings with plastered internal walls, and the work is usually triggered by a sale, a change of tenant, or a rewire that has left chases cut through every room.

The second is exterior and common-area work on the same buildings — stairwells, lobbies, balcony soffits and street elevations. That work is commissioned by a management committee rather than an individual, which changes the timetable more than it changes the price.

The third is commercial repainting in the administrative core of the capital: offices in Engomi and around the centre, where the constraint is that the space has to be usable again on Monday morning.

Most firms are small and owner-run, and work across the whole district. Because Strovolos, Lakatamia, Aglantzia, Latsia, Engomi, Geri, Tseri, Dali and Kokkinotrimithia all sit within a short drive of the centre, Nicosia quotes rarely carry the travel premium that appears in the more spread-out coastal districts. A painter based in Nicosia is not absorbing a long unbilled drive to reach Tseri.

What it costs here

Painting is normally quoted one of two ways: per square metre of painted surface for whole rooms, whole flats and elevations, or as a day rate for patch repairs and small making-good jobs where measuring is more work than painting.

The variables that actually move a Nicosia quote, roughly in order of how much they matter:

  • Preparation. Filling, sanding, stabilising a chalky old emulsion and sealing patches of new plaster. On a flat that has not been decorated since the 1990s this is frequently the largest single part of the labour.
  • Coverage. Going from a dark or strong colour to white takes an extra coat, sometimes two. The same wall in the same paint costs differently depending on what is under it.
  • Ceilings. Frequently priced separately and frequently assumed to be included. Worth resolving in writing before the job starts.
  • Height and access. Stairwells, double-height living rooms and external elevations need towers or scaffolding, and that is a line item, not a rounding error.
  • Coating type. A standard interior emulsion and an elastomeric exterior system are not comparable products, and a quote that does not name the system cannot be compared with one that does.

Two things are routinely outside the headline figure: waste removal, and moving or protecting furniture. Both are cheap to agree in advance and expensive to argue about afterwards.

VAT is worth asking about explicitly. A reduced VAT rate applies to renovation and repair work on qualifying private residences, subject to conditions the Tax Department sets on the age and use of the property. Whether a particular job qualifies is a question for the contractor's accountant, not for the painter on site, but a quote should still state which rate it has been built on.

Local conditions that change the job

Nicosia is inland, and that single fact shapes exterior painting here more than anything else. The district has the widest temperature range on the island, which means two things for a coating.

In high summer, a south-facing or west-facing render can reach a surface temperature well above what most exterior systems are rated to be applied at. The paint skins before it bonds, and the failure shows up a year later as flaking along the sunniest elevation. Exterior work in Nicosia therefore concentrates in spring and autumn, and companies with a full order book will say so rather than take the job in August. A quote offered for exterior work in midsummer is worth a question about application temperature.

The same temperature swing drives thermal movement in render, so hairline cracking on facades is normal rather than a defect in itself. What matters is whether the specification answers it: filling and repainting a moving crack with a rigid coating produces the same crack again, whereas a flexible exterior system absorbs it.

What Nicosia does not have is salt. Exterior paint failure in Kato Paphos or along the Limassol seafront is driven by salt-laden air; here it is ultraviolet exposure and movement. A specification written for a coastal property is not the right specification for Aglantzia, and the reverse is also true.

Dust is the other local factor. The Mesaoria plain puts a fine film on every external surface, and on some weeks a great deal more than a film. Washing down before application is not an optional refinement in this district — it is the difference between a coating that adheres and one that sits on dust.

Two building-stock conditions are worth flagging. Common-area work on the 1970s-to-1990s blocks goes through a management committee, so scope, colour and budget are decided collectively and the lead time is measured in months rather than weeks. And in the southern half of the old town inside the Venetian walls, and parts of Kaimakli, properties may fall under preservation designation. That affects permitted colours and coating types, can require consent for external work, and the narrow streets limit scaffolding to the point where street occupation needs arranging with the municipality first. The Department of Town Planning and Housing is the authority to check with before a colour is chosen, not after.
