What painters in Limassol charge, and what moves the price

Painting companies in Limassol quote on one of two bases: a rate per square metre of finished surface, or a day rate per painter with materials charged separately. Which one a household is offered says more about the job than about the company. Flat wall area in an empty property is priced by area; patch repair, work at height and anything where the existing surface is an unknown are priced by time, because preparation is the part nobody can measure from the doorway.

Local market summary

Two painting markets run alongside each other in the district, and they behave differently.

The first is the newer coastal stock — the towers and mixed-use blocks along the seafront and up through Germasogeia. Rapid high-rise development here has raised demand for balcony waterproofing and facade maintenance, and painting sits downstream of both. A facade contract is rarely a painting contract on its own; it is usually crack repair, a waterproof coating system and a finish coat tendered as one package, which means painting companies bid against waterproofing specialists and the access equipment often decides it rather than the rate per square metre.

The second is the inland residential belt — Mesa Geitonia, Agios Athanasios, Kato Polemidia, Ypsonas — where the work is interior repaints between tenancies, rendered exteriors, boundary walls and railings. Here per-room and per-square-metre quoting is normal, jobs run in days rather than weeks, and a company's real constraint is how many crews it can field at once in the autumn rush.

Coverage follows the road network rather than the district boundary. A firm based in the centre will quote Germasogeia, Mesa Geitonia or Ypsonas at its normal rate. What it costs here

Preparation is the whole quote. Two coats on sound, previously painted plaster is predictable. The same room with filled cracks, a patch of damp that has to be traced before it is covered, and old oil-based paint needing a bonding primer is a different job at the same square metre count. A quote that does not describe the preparation is a guess.

The number of coats. A standard interior system is a primer or mist coat plus two finish coats. Quotes that come in noticeably low often assume one coat over an existing similar colour, which is a legitimate specification for a light refresh and a poor one for a colour change.

Colour direction. Going from a dark or strong colour to white or off-white usually costs an extra coat. Going the other way rarely does.

Substrate temperature, not air temperature, closes the summer window. On a south or west elevation in July, a rendered wall in direct sun runs far hotter than the shade reading. Water-based masonry paint applied to a hot substrate flashes off before it can level or bond properly, and the failure appears months later as patchy sheen or early chalking. Seaward elevations weather faster. Salt-laden air combined with the UV load on an unshaded southern coast is harder on a coating than either factor alone. It shows first on metalwork — railings, balustrade fixings, window frames — and then on the wall facing the sea. A single property can therefore need its seaward face recoated on a shorter cycle than its other three, and putting the whole building on one cycle wastes money on the sheltered sides.

Balcony soffits are a waterproofing question wearing a painting costume. Where a soffit is staining, blistering or shedding, the cause is normally water tracking through the slab edge or a failed balcony membrane above. Painting over it buys a season. A quote for that surface should state what it assumes about the membrane, and who carries the risk if the cause turns out to be above.
