Almost all plumbing money spent in Strovolos goes on replacement rather than installation. The housing here was built largely between the 1970s and the 1990s, and in that stock rewiring and replumbing dominate renovation work. A quote is therefore usually for taking something out rather than putting something new in, which changes what the price is made of: tracing, isolation, access and making good account for more of the invoice than the pipe and fittings do.
Local market summary
Strovolos sits immediately outside the old city, entirely inland, and is one of the larger municipalities in the Nicosia district. It grew through the decades either side of 1980, and the shape of that growth still sets the work: walk-up apartment blocks along the main avenues, houses in the quarters behind them, and newer, lower-density building only at the outer edges towards Lakatamia and Latsia.
The companies covering the area therefore run repair-and-replacement books rather than new-build first-fix books. Crews are small, commonly one plumber with a helper, and the pattern is planned visits booked within the week with emergency call-outs slotted between them. Call-out or fixed price. Repair work is commonly structured as a minimum charge covering the first hour plus time thereafter, with materials added. Planned work — a bathroom first fix, a cylinder swap, replacing a flat's distribution — is quoted against a written scope. A minimum charge and a fixed price are not comparable figures.
Where the pipe is buried. Runs chased into blockwork open and close quickly. Runs cast into a floor screed do not, and on a concealed leak the plumbing may be an hour while breaking out, screeding and retiling is the rest of the invoice. Making good is the most common omission from a cheaper quote; it should be priced or excluded in writing.
Whether a second trade is needed. Anything touching the supply — an immersion circuit, a pressure pump, a circulating pump — has an electrical side that must be carried out and certified by a licensed electrician. Some companies employ one, many work with a regular partner, and a quote silent on the point tends to end in a finished installation waiting on an appointment.
When the work happens. Evening, weekend and public holiday rates carry an uplift, usually on the call-out and labour but not on materials. Where a leak can be isolated safely, waiting for the next working morning is the largest single saving available on a repair.
Local conditions that change the job
Original galvanised distribution. In blocks of this age the distribution pipework is often the steel installed at construction, corroding inwards. It shows as weak flow at the highest outlets, discoloured water on first draw after a weekend away, and pinhole leaks arriving in sequence rather than singly. Replacing one section relieves the symptom and tends to move it along the run, so partial repairs on this stock are a judgement call rather than an obvious economy.
Everything is on the roof. Solar thermal collectors, cylinders, cold water tanks and the lines serving them sit on the roof slab across almost the whole municipality. Nicosia's inland position gives it the widest temperature range on the island, and rooftop pipework takes both ends of it: UV breakdown of lagging and seals through summer, exposed runs on the coldest January nights. Failed lagging is the usual reason a solar system that worked for years stops delivering hot water in winter — the collector is intact and the losses are in the pipe run.
Gravity pressure. Older blocks feed from a roof tank, so pressure at the tap is set by the height difference to it. A shower or appliance specified for mains pressure will disappoint on a gravity system, and that is not a fault to be repaired. A refit quote should state which system it assumes.
Shared risers. The cold feed and the waste stack are common installations. Isolating a riser takes the whole column out of supply, work below a leak may need access to a neighbour's flat, and altering a common installation is a matter for the management committee. That, rather than the plumbing, is why a small repair can take a week to arrange.
Scale and drainage. Hard water shortens the life of immersion elements and mixer cartridges, so elements are a recurring replacement item here. Winter rain arrives in short heavy bursts, and blocked yard gullies and flat-roof outlets show up as internal damp long before anyone looks outside. Where a property predates the sewerage network on its street it may still run to an absorption pit.
