How to choose a plumber in Cyprus
Cyprus has no single national register of plumbers, so the checkable things matter: company registration, VAT status, insurance and an itemised quote.

Cyprus does not keep a single national register of plumbers the way it keeps one for advocates or for engineers. There is no card to ask for and no licence number to look up, which means the checkable facts are the ordinary commercial ones: the business exists as a registered entity, it is registered for VAT if it is charging VAT, it carries public liability insurance that is in force on the dates of the job, and it will put an itemised quote in writing before anything is opened up.
That absence changes how the choice should be made. Where a register exists, it filters. Where none exists, the filtering has to happen in the quote and in the first site visit, and the questions below are the ones that do it.
What can actually be verified
Three documents settle most of it.
The first is the entity. Whether the plumber trades as a limited company, a partnership or a registered business name, the record sits with the Registrar of Companies, along with its officers and its filing history. A sole trader working under their own name will not appear, which is not disqualifying — a great deal of competent plumbing in Cyprus is done by people with a van and no company — but it does mean the recourse position is different, and that is worth knowing before a bathroom is stripped.
The second is VAT registration. A firm charging VAT is registered with the Tax Department and the number belongs on the invoice — which is also the paper trail behind any later warranty claim.
The third is insurance. Public liability cover is not searchable by the public, so the only route is to ask for the certificate and read two things on it — the expiry date and the limit. A burst connection on the fourth floor of an apartment block does not stop at the fourth floor, and the limit is what decides whether the downstairs neighbour's ceiling is somebody's problem or nobody's.
What no register establishes is competence. The proxies have to come from the conversation: whether the firm will pressure test before closing a wall, whether it can describe how a wet room is tanked, and whether it distinguishes between what it does and what it subcontracts. Where a project needs a permit, the mechanical design is signed by an ETEK-registered engineer rather than by the plumber, and a firm that knows where that boundary sits has usually worked on permitted projects before.

Registrations that matter
Company or business-name registration establishes who the contract is with. It is the difference between a dispute with a named legal entity and a dispute with a mobile number.
VAT registration decides what the final figure is. The standard rate is 19%. A reduced rate of 5% applies to renovation and repair work on private residences that have been in use for at least three years, with conditions attached — including limits on how much of the total value can be materials rather than labour. This is not a discount a plumber grants; it is a rate that either applies to the job or does not, and a firm that cannot say which one it is quoting has not thought about the invoice.
Insurance should be checked against the dates of the work, not the date of the quote.
Then there is a boundary that is not a registration but behaves like one. The water meter divides responsibility: the supply up to and including the meter belongs to the local water board, and everything after it belongs to the property owner. A plumber proposing to work on the water board's side of that line is proposing something that is not theirs to do. Properties outside the public sewer network have an equivalent boundary at the septic system, where installation and replacement carry their own approvals.
Questions to ask
What is the pipework in this building, and what is being replaced rather than patched?
Nicosia's suburbs — Strovolos in particular — carry a large stock of apartment blocks built between the 1970s and the 1990s, and replumbing rather than repair is what most of that stock now needs. Galvanised steel and early plastic fail progressively, so a patch on one joint frequently moves the next failure a metre along the run. The useful question is which section is being renewed and where the new pipework ties into the old.
Who owns the riser and the roof tank?
In an apartment block, the riser and the roof tank are usually common parts and the management committee is responsible for them, while everything inside the flat is the owner's. Establishing which side of that line the fault sits on before work starts prevents a bill that nobody agrees to pay.
Will the installation be pressure tested before the wall is closed?
This is the single most informative question on the list. A firm that treats testing as routine and prices it into the job works differently from one that treats it as an extra.
What happens to the solar cylinder?
Almost every Cypriot roof carries a solar water heater, and hard water means the cylinder, the immersion element and the valves scale up over time. A bathroom or kitchen job that ignores the cylinder often produces a complaint about hot water pressure a month later that has nothing to do with the new pipework.
Who makes good, and who tiles?
Chased walls and lifted floors have to be repaired by somebody. The gap between the plumber's scope and the tiler's is where renovation budgets in Cyprus quietly expand, and the quote should say which of them owns it.
What does access look like, and does it change the price?
On the hillside plots around Peyia, steep access roads limit the size of delivery vehicle that can reach the property, which affects how a cylinder, a bath or a tank arrives and how many hands it takes. Where that applies it belongs in the quote as a line, not as a conversation on the day.
What is the arrangement outside working hours?
Callout structures vary widely and August is the month they get tested, when demand peaks and much of the sector is running on reduced cover. It is a cheap question to ask in April and an expensive one to discover in August.
What a good quote looks like
An acceptable plumbing quote in Cyprus is itemised rather than totalled. It separates labour from materials, states whether labour is charged as a day rate or as a fixed price for the scope, and names the significant materials by specification rather than as "fittings". Where a boiler, cylinder or pump is involved, the model belongs in the document.
It states the VAT position explicitly — which rate, and whether the headline figure includes it. It says what making good covers, and it includes disposal of the old material, a real cost that is frequently left out and then added. It sets payment stages against completed work rather than against dates in the calendar, and it describes how a variation gets agreed if something is found behind the wall.
Warning signs
- A single number for an entire bathroom, with no breakdown behind it.
- Cash only, with no invoice and no VAT number offered.
- No mention of pressure testing, or of tanking on a wet room.
- A large payment requested before any materials have been ordered or delivered.
- A leak diagnosed confidently without anything being lifted, opened or tested.
- A cylinder replaced without anyone looking at the roof tank and the pressure arrangement feeding it.
- An offer to work on the supply upstream of the water meter.
- An insurance certificate that cannot be produced, or one that expires before the work is scheduled to finish.

Does this site publish plumber reviews or ratings?
No. No reviews, ratings or testimonials are collected anywhere on the site. Each listing records the registration status, services and coverage areas a business has on record, with the date those fields were last checked.
Do plumbers need a licence in Cyprus?
There is no single national plumbing licence to produce, which is the reason the commercial registrations carry more weight here than they would elsewhere. Where a job forms part of a permitted project, the mechanical installation design falls to an engineer registered with ETEK, and gas work is treated as a separate competence that should be asked about specifically rather than assumed.
What does a plumber cost in Cyprus?
No single figure describes it. The same visit prices differently depending on whether it is a callout or a scoped job, whether the property sits inside a district town or well outside one, whether the work is chased into a wall or accessible, and whether the reduced VAT rate applies. Distance is the factor most often underestimated — travel time that cannot be billed to anyone appears inside the day rate instead.
Does the reduced VAT rate apply to a bathroom replumb?
It applies to renovation and repair of private residences that have been in use for at least three years, subject to conditions on the composition of the invoice. It is a question for the plumber and, on a larger job, for an accountant, and it should be settled before the quote is accepted rather than argued about afterwards.
Who pays when a leak in an apartment block damages a neighbour?
It depends on which side of the common-parts boundary the failure occurred, and on whose insurance is in force. That is why the riser question and the insurance certificate question are worth asking before the work rather than after the ceiling below comes down.
