Most electrical work booked in Strovolos is remedial rather than new. The town is built largely from apartment blocks and houses put up between the 1970s and the 1990s, and the recurring job is an installation designed for a much smaller electrical life being asked to carry air conditioning in every room, an electric hob, a water heater and, increasingly, a car. Rewiring and board replacement dominate the work here, and they are what a Strovolos quote usually describes.
Quotes come in three shapes. Faults are priced as attendance plus labour and parts. Additions — a socket, a spur, an outdoor light, a charge point — are priced per point or per circuit. Boards, rewires and supply alterations are priced as a fixed job against a written scope. Hourly rates vary little across the Republic; scope varies enormously, and that is where the gap between two quotes for the same nominal job sits.
Local market summary
Strovolos runs straight into Nicosia centre on one side and into Lakatamia, Latsia, Aglantzia and Engomi on the others, so a company based anywhere in that cluster treats the whole of it as home ground. Travel starts being priced once a job sits out towards Tseri, Geri, Dali or Kokkinotrimithia, itemised or not.
Two kinds of company work here. The first does contract and commercial installation — offices, retail units, public buildings and new development around the capital — and is committed to programmes weeks ahead. The second is domestic repair and upgrade: smaller firms and sole operators covering a handful of adjoining towns. Almost every household enquiry belongs to the second group, and a firm that only does site work will say so.
The distinction worth establishing on the first call is not size but licensing. Work that connects to the public supply is certified by a licensed electrical contractor, and the Electricity Authority of Cyprus energises a new or altered supply against that certificate rather than against a verbal assurance. Ask whether the licence is held in the company's own name. Where an installation is designed rather than simply installed — a block's common services, a three-phase supply, a commercial fit-out — an engineer registered with ETEK stands behind the design, and that registration is a document.
What it costs here
Those ranges are read from recorded quotes as the page loads, with the sample size and the date attached, so nothing in this article goes stale. They set an expectation; they do not settle a job. What moves a Strovolos quote:
- Whether the existing conduit can be reused. Cypriot blocks of this period were generally wired in conduit cast into the structure. Where it is intact, correctly sized and still draws, a rewire is a pull rather than a demolition; where it has collapsed, been painted over at the boxes or is too small for cable meeting current standards, the job becomes chasing and making good. Nobody knows which applies until a draw wire is tried, which is why a fair quote for an older flat often carries a stated provisional item rather than one confident figure.
- What a board change uncovers. Replacing a consumer unit in a block of this age frequently reveals circuits without a reliable earth, shared neutrals, or sockets carrying loads they were never designed for. A board meeting current standards will not sit quietly on top of those faults, so a quote that prices only the board is pricing half the job.
- Making good. Plaster repair, filling and repainting after chasing may be inside the price, subcontracted, or left with the client. Two quotes differing only on this are not comparable.
- Testing and certification. A rewire or board change should end with circuits tested, results recorded and the certificate issued. Whether that sits inside the price is worth settling in writing.
- Occupied or empty. Rewiring a flat somebody lives in is staged room by room with power restored each evening; in an empty flat the work runs continuously. The difference is days of labour.
Ranking three quotes by hourly rate is the most reliable way to end up paying more; marking every line one includes that another omits takes longer and works. Local conditions that change the job
The building stock decides the work. Strovolos holds a large stock of 1970s–1990s apartment blocks, and rewiring and replumbing dominate renovation across it. An inspection turns up the same three findings again and again: no residual current protection on socket circuits, no dedicated circuit for air conditioning, and undersized cable feeding a kitchen that has gained an oven and a hob since it was wired. None is an emergency; all of them change the scope of a job that started as something smaller.
Two peaks, not one. Nicosia's inland position gives the widest temperature range on the island, which is why insulation and shading specifications matter more here than on the coast. Electrically, it loads the installation twice a year: cooling through the summer and electric heating on winter nights, where coastal stock sees one peak. An electrician asked to add capacity in Strovolos is often the first person in the building to say the envelope, not the wiring, is driving the load.
Failure inland is ultraviolet and dust, not salt. External sockets, garden lighting, meter cabinets and roof-level isolators here are not corroding in salt-laden air; they perish. Gaskets harden, polycarbonate chalks, and dust works into enclosures that were sealed when fitted. The specification question is ingress protection rating and ultraviolet-stable material rather than marine-grade fixings.
Charge points meet communal parking. Much of the block stock has shared or undesignated parking, so a charge point is a metering and consent question before it is an installation question: which supply it comes from, how the electricity is measured, and who agrees. A supply increase is then decided by the Electricity Authority's application process rather than by the wiring, and no electrician can commit to a date for that.

Common questions
Does an electrician in Strovolos have to be licensed?
For anything that connects to the public supply, yes. The certificate that allows a supply to be energised is signed by a licensed electrical contractor. Changing a light fitting or a socket faceplate is a narrower case, but work involving the consumer unit, a new circuit or the incoming supply belongs to a licensed contractor, and the licence should be held by the company doing the work.
Can a flat be rewired through the existing conduit?
Sometimes, and it makes a large difference to the price. Where the cast-in conduit is intact, correctly sized and still draws, cable can be pulled through without chasing walls. Whether it draws cannot be established from a photograph, so expect a competent quote to say what happens to the price if it does not.
What should a consumer unit replacement include?
The board specification, the circuit schedule, what happens to any circuit found defective once the old board is off, testing with recorded results, the certificate, and whether making good is inside the price. A single-line total for a board change is a figure, not a quote.
Who instructs electrical work in the common parts of a block?
The management committee, not an individual owner. Stair lighting, riser boards, lift supplies and pump circuits are building assets with a shared budget behind them, so work on them is scheduled rather than booked.
