The questions renovation companies in Cyprus are asked most, with short answers on permits, VAT, cost per square metre and what a comparable quote must state.

Three answers cover most of what people want to know before they contact a renovation company in Cyprus. Full interior renovation to mid-range finishes generally runs between about €450 and €1,100 per square metre. Whether a permit is needed is decided by what the work touches — structure, the external envelope or the approved use — and not by how large the budget is. And the reduced 5% VAT rate exists, but only for qualifying private residences and only through a VAT-registered contractor. The rest is detail, and the detail is where projects go wrong.

Short answers
Cost. Read the quote against the general ranges before reading it against the other quotes.
Full interior renovation to mid-range finishes generally falls between about €450 and €1,100 per square metre, and a bathroom taken from strip-out to finished between about €3,500 and €9,500 per room. Room-scale work is priced per room because the fixed content — sanitaryware, waterproofing, first and second fix — barely moves with floor area.
Permits. Planning permission and the building permit are separate consents. Extensions, structural alteration, changes to external appearance and changes of use sit inside the system; replacing finishes within an existing layout generally does not. The property's approved drawings held by the municipality are the reference point, and a genuinely unclear case is settled with the Department of Town Planning and Housing rather than with a contractor's opinion.
VAT. A reduced 5% rate applies to renovation of qualifying private residences in use for at least three years, against the standard 19% rate, subject to conditions including how much of the price is materials. The claim runs through the Tax Department, and a contractor who is not VAT-registered cannot apply it or issue a VAT invoice at all.
Designers. Where the scope triggers a permit, the drawings must be signed by a professional registered with the Scientific and Technical Chamber. That is a condition of the submission being made, not an optional upgrade.
Contractor registration. Building and civil engineering works are reserved to registered contractors, granted by category and by class, with the class limiting the value of works that may be undertaken. Ask which category and class the firm holds, and check it covers the scope actually being quoted.
Price basis. A fixed lump sum, a measured rate per square metre and cost plus a margin behave completely differently the moment something changes. Ask which applies, and — for a measured rate — which areas are being counted.
Deposit. There is no standard figure, and the useful test is what it buys, not what percentage it is. Money against materials on site or on a confirmed order is a different thing from money against a start date. Payments tied to completed stages, with a retention held until snagging is closed, keep the incentives pointing the right way.
Occupancy. Living in the property during the works saves rent but extends the programme: trades work around people, protection goes up and comes down daily, and dust control becomes a task rather than an afterthought. It belongs in the price as a stated condition, not as an assumption.
Duration. The drivers are the permit route if one applies, lead times on imported tiles, sanitaryware and joinery, whether the building turns out to be worse than assumed once walls open, and the season.
Reviews. There are none on this site, by design. What is recorded is registration status, category, district coverage and contact details, each with the date it was last checked against its source. A listing states what the registers say; it is not an opinion about the standard of the work.
Where the answer depends
The building stock decides more than the finish schedule does. In the 1970s to 1990s apartment blocks that dominate Strovolos and much of Nicosia, rewiring and replumbing are the norm rather than the exception once walls are opened, which is why the same square-metre rate produces very different final accounts. Ask how that is priced — a stated provisional sum, a measured rate, or a renegotiation — before it happens.
Access decides the rest. On the hillside plots around Peyia, steep approach roads limit crane and delivery vehicle size, so material arrives in smaller loads. Around Polis Chrysochous, distance from the contractor base in Paphos is priced into day rates whether or not anyone itemises it. In parts of Pissouri, known ground movement makes a structural survey standard before major work, and a contractor who does not raise it has not looked at the village.
Then there is what the property is for. A high-rise flat in Limassol brings facade constraints and a management committee. A holiday let on the eastern coast brings a closure window rather than a start date, because the building earns for most of the year and the work concentrates into the winter.
What nobody asks but should
How does a variation get priced? Almost every renovation changes mid-works. The difference between a controlled project and an uncontrolled one is whether each change is priced in writing and agreed before it is built. "We'll sort it at the end" is a decision to argue later, from a weaker position.
What is excluded? Exclusions are where two quotes for the same job diverge: skips and lawful disposal, scaffolding, temporary protection, making good, lift or stair access in a block, and the cost of working around occupants.
Who owns the drawings? Where the designer is appointed through the contractor, changing contractor mid-project becomes considerably harder. Appointing the designer directly separates design and cost control from the party being paid to build.
What happens at the end, on paper? Work carried out outside what was approved can obstruct the certificate of final approval and, through it, the title held at the Department of Lands and Surveys. That problem surfaces at sale, years later, and lands on whoever paid for the work.
Does the name match? The name on the quote, the name in the Registrar of Companies record and the name on the bank account should be one name. It takes minutes to check.

Common questions
Is cash without an invoice ever worth it?
It removes any claim under the reduced VAT rate, removes recourse if the work is defective, and leaves no document trail if the permit position is questioned at sale. The saving is visible immediately and the cost arrives later.
What should a comparable quote contain?
Scope room by room; the specification, with named products or a stated allowance where selection is open; quantities with the measured areas behind them; the rate applied to each; exclusions, listed; provisional sums, identified as such; VAT as a separate line with the rate applied; stage payments against defined milestones; a programme with a start date and a duration; a named site contact; disposal to a licensed facility; and a defects period with a snagging process.
Can one company handle everything, or should trades be engaged separately?
Both work. A main contractor carries the coordination risk and charges for it; engaging trades directly moves that risk back to the owner. What matters more than the model is that one named person is responsible for sequencing on site.

What is the single most common reason a budget overruns?
Discovering the condition of what is behind the finishes after the price was agreed.
