Accountancy fees in Nicosia are quoted against two things: the volume of transactions a firm has to process, and a fixed calendar of filings that does not move. That is why a single annual figure for "accounting and tax" tells a company almost nothing, and why an itemised proposal — bookkeeping banded by transaction volume, payroll per employee per month, the VAT return per period, the financial statements, the audit, the corporate tax return and the annual return to the Registrar — is the only form in which two quotes can be compared.

Local market summary

Nicosia holds the institutions the compliance calendar runs through. The Registrar of Companies and the Tax Department are headquartered in the capital, and the district carries the largest population of the five, weighted heavily towards the public sector, domestic trade, professional services and corporate administration rather than tourism.

That shapes the client base more than most people expect. A Nicosia practice's book tends to hold trading companies with steady month-by-month turnover, holding and corporate-administration structures, professional partnerships and owner-managed businesses in the outer towns. It is a different mix from the seasonal hospitality clients that dominate a Famagusta district practice, where turnover concentrates into a few months and the cash-flow work sits around them. A firm that quotes on annual turnover alone is pricing the wrong variable in either case: at identical revenue, a business issuing a handful of large invoices costs far less to process than one issuing hundreds of small ones.

Location within the district matters for one thing only — physical records. A company that still delivers a folder of purchase invoices each month cares whether the practice is in Engomi or in Dali. Everything else in the cycle is electronic, and a Nicosia practice serves a company operating in Paphos without difficulty.

What it costs here

Bookkeeping. Quoted monthly and banded, and the band should be set by transaction count rather than by turnover. A quote given before anyone has looked at a bank statement is an opening position that will be revisited.

Payroll. Priced per employee per month, with the registration of a new employee and the year-end employer return usually charged separately. Companies with fluctuating headcount should ask how the price behaves in a month when three people join.

VAT. Charged per return rather than per month. Standard VAT periods are quarterly, with the return and the payment due 40 days after the period ends, so a quarterly cycle is four billable events a year plus whatever correspondence follows.

Annual work. The financial statements, the corporate tax return and the annual return to the Registrar of Companies are separate deliverables. So is the audit, which may not be performed by the same practice at all.

Local conditions that change the job

Who signs, and under what licence. Three roles are often performed inside one Nicosia office. A bookkeeper records transactions and can prepare VAT returns, and no licence is required for that. An accountant in the professional sense is an ICPAC member holding a practising certificate, and takes responsibility for the financial statements and the tax computation. An auditor holds a statutory audit licence and signs the audit report — a separate authorisation from membership, which is why the name on the audit report is frequently not the name on the letterhead.

Where the audit is actually done. Many smaller Nicosia practices keep the bookkeeping and accounting in-house and place the audit with a licensed auditor elsewhere. The arrangement is normal and lawful. Discovering it after signing is the problem, because it affects timing, cost and who holds the working papers. The external firm should be named at proposal stage with its fee shown separately.

Corporate administration is a different regulated activity. If the practice will also act as registered office, provide a company secretary or hold shares on a client's behalf, that is separately regulated work. Given how much of the island's corporate administration sits in the capital, it is a common addition to a Nicosia engagement, and it should be priced and disclosed as its own line.

The seasonal load. Cypriot compliance work concentrates hard around December year-ends and the tax return deadlines, and a practice that takes on more year-ends than it can clear is being optimistic rather than dishonest. Asking how many the signatory carries is a fair question in July and an uncomfortable one in March.

The language of the records. Working papers and management accounts prepared only in Greek are a poor fit for a foreign-owned company whose directors have to read them. Retrofitting an English reporting pack later costs more than specifying it at the start, and in a district with a high share of internationally owned holding structures this is worth settling in the engagement letter.

    Not the firm — the person. The answer should be someone whose ICPAC registration can be looked up, and who will still be the signatory if the company grows.

  3. Put handover terms in the engagement letter

    What is returned at the end, in what format and how quickly. This is far easier to agree before a relationship starts than during a disagreement over records.

What do accountants charge in Nicosia?

There is no single annual figure, because the fee is built from separate obligations: monthly bookkeeping banded by transaction volume, payroll per employee per month, a VAT return per period, the annual financial statements, the audit, the corporate tax return and the annual return to the Registrar. What moves a quote within them is transaction volume, headcount, how many bank and payment accounts have to be reconciled, and whether the records arrive digitally or in a folder.

Does a company in Nicosia need a local accountant?

Not for the compliance cycle. Company registration is national and filings go to the Registrar of Companies and the Tax Department electronically, so there is no district element to either. Proximity matters when someone has to collect physical records regularly or when the directors want face-to-face meetings, and for very little else.

Is the accountant the same person as the auditor?

Usually not. The accountant prepares the financial statements and the tax computation; the auditor forms an independent opinion on those statements and signs the report, which requires a statutory audit licence held separately from ICPAC membership. Independence requirements mean the two roles cannot always sit with the same person, which is why a company often deals with two names.

When should a company change accountant?

Early in a financial year, after the previous year's statements are signed and the outgoing firm has nothing outstanding — not in the weeks before a filing deadline. At that point the handover is a transfer of complete records rather than a half-finished file.
