A firm that handles this stock regularly asks for the title position and the block's regulations at the first meeting rather than the third.
Property timing is unforgiving. A contract of sale must be deposited at the Land Registry within six months of signing for the buyer to hold specific performance protection over the property. A property engagement worth accepting names who lodges that deposit and when, and treats the searches as work to be done before signature rather than after it.
Language is a cost line, not only a convenience. Greek is the working language of the courts and of most registry paperwork. Where the client works in another language, certified translation is a real and predictable share of the file, and it belongs on the quote as its own item rather than inside the professional fee.
Identification questions are a signal, not friction. Advocates are obliged entities for anti-money-laundering purposes, supervised by the Bar Association. A firm that opens a property or company file without asking for identification, proof of address and the source of the funds is not applying the regime it is subject to.
